This is a highly effective and proprietary program designed to assist transferees sell their homes as quickly as possible, for the best possible price.  As an independent company, MoveCenter has over 80,000 preferred realtors in our nationwide network, representing a large variety of brands, which employees can choose from.  Or, if your relocation policy allows, we will work any qualified real estate agent of the employees choosing.

We’ll help evaluate and select qualified tenants, coordinate repairs, collect rent checks and watch over the properties with drive-bys and scheduled inspections.

MoveCenter is not directly affiliated with any real estate agencies.  We exercise our freedom to work with the best available brokers and agents in each market.  We partner with the transferee’s selected broker, or a member of our highly trained and rigorously managed Broker Network to manage appraisals and inspections and help evaluate offers, leading to a smooth closing.

MoveCenter follows the Eleven Key Elements per IRS guidelines for program compliance.  Based on objective appraisals and inspections, we establish the homes appraised value.  Through our Home Marketing Program, we help negotiate the most effective terms of sale with the employee’s buyer in a tax compliant Amended Value sale.  If the employee is not successful in finding a buyer and accepts the guaranteed offer to purchase the home, MoveCenter takes it inventory and works with qualified agents for the quickest and least expensive sale.  Your employee is free to move to the new location with equity in the bank to purchase their new home.
For employees not eligible for a buyout, this popular program provides selling support and the funding of equity under a potentially tax-protected transaction that eliminates the need to gross-up taxable employee income resulting from home sale expense reimbursements.  Through our Home Marketing program, we work with the employee and MoveCenter-preferred agent to market the home until a bona fide offer from a qualified outside buyer is received.  MoveCenter matches the offer, buys the home on your company’s behalf, closes the deal with the outside buyer and the employee is free to move to the new location with equity in the bank to purchase their new home.

We conduct a thorough needs analysis, provide professional counseling, area tours and customized resource materials on the new community.  For home purchase, transferees are introduced to knowledgeable real estate agents to choose from.  Coupled with our settling-in services, the result is higher employment offer acceptance rates, smooth transitions and transferees who are focused and fully productive in their new roles as quickly as possible.

We provide an information package, area tours, rental tours, and/or assistance with lease negotiation.  Renters are provided full support so they are focused and fully productive in their new roles as quickly as possible.
